A Warm Welcome from Our Family

We are a family of five – my husband and I, our two young daughters, and our friendly Jack Russell – living in a unique home in the heart of Nice. Built in 1975, the house is nestled directly into the rock, giving it a special character and a naturally cool atmosphere. Because of this, there is no west-facing side – the back of the house is entirely embraced by the stone.

We live on the upper floor, while the first floor is dedicated to welcoming our guests. What we cherish most about our home is its peaceful setting, something quite rare in the center of Nice. We truly enjoy sharing this calm and comfortable space with travelers, and we hope you will feel just as at home here as we do! 🙂

Check-in

The check-in is after 16:00.

Access

The keys are in a key box outside on the terrace of the accomodation. The code will be given to you with a message via Booking or Airbnb.

Here is a description of how to access the accomodation independently:

When you are at the address – 37 boulevard François Grosso 06000 Nice, you have to enter at the end of the path and you go to the right by the stairs.

You’re looking for VILLA TALCHI.

You go up to the gray iron portal just in front of you.

Please do not go on the stairs of our neighbour which should be just behind you at this point (she’s not very happy when it happens :D).

You open the right gate (the one with the black handle) and continue to climb the stairs.

Once at the top you take the green gate on the left. You enter onto the terrace of your accomodation.

To enter the accomodation you have a key box on the right of the door. We’ll send you the code in a message via Booking or Airbnb.

When you’re locking the door of the appartment, turn the handle strongly up like on the photo 🙂

Noise

Limit all noises and lower your voices outside between 10 p.m. and 7 a.m. and pay attention to the noise levels when taking the stairs in the evening and early in the morning. Please do not play loud music on the terrace. We’re surrounded by buildings and the noises resonate a lot.

Terrace

The terrace is available for your use, allowing you to enjoy the accommodation in peace and quiet while respecting the neighbors. We live directly above, and noise and smoke travel very easily into our bedrooms. Therefore, please respect the following rules:
- No music or outdoor speakers
- Between 10pm and 8am: please do not use the terrace for conversations, meals, phone calls, or group gatherings.
- Between 11pm and 8am: please avoid smoking on the terrace, as the smoke goes directly into our bedrooms upstairs

Doors

Please always close the stair gate. In the evenings and at night, please lock it.

TV

You have 2 televisions. The one in the living room is connected to a TV Box. You need to turn on the TV with its remote control and then turn on the TV Box with the other one. If there is no signal, please change the source with the TV remote and go to a different HDMI source and check if that resolves it.The smart functions of the TV don't work because they require an ethernet connexion. The television on the terrace is connected to an antenna.

Security cameras

We have installed 2 cameras outside - one on the stairs and another at the main entrance to the house (our entrance door).

Visitors

Our accommodation is part of our primary residence and we live on site. For reasons of security, insurance, respect for the neighborhood, and our own peace and privacy, we kindly ask all guests to respect the following rules regarding outside visitors:

  1. Occasional visitors are allowed within reasonable and respectful limits.
  2. The total number of people present in the apartment and on the terrace may never exceed 8 people in total, including registered guests and visitors.
  3. Visitors are not allowed to stay overnight without prior approval and a possible reservation modification. If this is the case, a fee of 100€ per additional non authorized person will be charged.
  4. The guests who made the reservation must be present on site when visitors are invited to the property. Outside visitors may not be left alone in the apartment or anywhere on the property.
  5. Visitors must respect the quiet atmosphere of the property, the neighborhood, and the house rules. Parties, loud gatherings, or disruptive behavior are strictly prohibited.
  6. The registered guests remain fully responsible for the behavior of their visitors, as well as for any material damage, disturbance, or violation of the house rules caused by them.
  7. For security and insurance reasons, any misuse of the property by undeclared persons may result in termination of the stay without refund.
  8. We reserve the right to refuse access to additional visitors in cases of abuse, disturbance, or non-compliance with the house rules.

We thank our guests for their understanding and cooperation in helping us maintain a calm, safe, and pleasant environment for everyone.

The living room


If someone is going to sleep on the couch, there is a top matress in the storage space of the couch.

The bedrooms


There are blankets at your disposal in the closets.

In the closet of the master bedroom you may find beach matresses, toys for children, baby high chair and a drying rack.

In the closet of the smaller bedroom you may find an iron and an ironing board.

We do not currently offer beach towels. Please do not use the bath towels we left for you for the beach

The terrace


In the region, it sometimes blows very strongly. Please close the awnings in case of strong wind.

The cushions for the dining chairs may be found in the fourniture below the air conditioning in the livingroom.

Please do not hang your laundry or other items on the privacy screens

The kitchen


To turn off/on the lights under the kitchen furniture, you can press the button in the middle of the white switch for 3 seconds which is stuck under the furniture right next to the absorber.

For the cooking plate (which works by induction), remember to use the unlock button – press for 3 seconds as indicated.

The microwave oven works by turning the 2 knobs. You select the mode/power with the one at the bottom, you turn the one at the top to choose the time and it starts on its own. The small button at the bottom right (with the watch) only changes the clock time on the screen.

Dishwasher tablets have been provided to you and you can find them under the sink.

Instructions for the oven:

1. Turn the function knob to select the desired function.
2. Turn the thermostat knob to select the desired temperature.
3. Press "Play" button to start cooking.
4. During cooking, you can adjust the cooking time and temperature by turning the function and thermostat knob respectively. Press "Play" button to confirm.
5. To interrupt cooking, press "Pause" button. Press "Play" to resume. You can stop cooking at any time by pressing "Pause" twice.

The bathroom and the WC


You may find a first aid kit in the bathroom furniture on the left.

Please don't throw in the toilet other that toilet paper.

If the water stops draining properly into the siphon, there is an ustensile hanging on the top right of the shower cabin that will allow you to lift the siphon's decorative cover and to clean it.

Laundry


The washing machine is in the separate WC. There you'll also find laundry tablets and clothespins on the shelves.

The laundry drying rack is in the closet of the main bedroom.

Other


In the apartment, there is a locked door (the one with the big mirror) which leads to a small storage space and also to our part of the house. Please do not try to force it. 🙂

What do you do when the trash can overflows?

The trash can be thrown away between 7 p.m. and 10p.m. in the place provided for it on the sidewalk of the boulevard next to the bus station following the waste collection schedule of the town of Nice:

*Recyclable waste bin (except glass) – includes all packaging and paper: plastic, metal, cardboard, food cartons, newspapers, etc.

 

*Glass must be deposited in the glass containers on the street. The nearest ones are located at 14 Boulevard François Grosso, near 57/60 Boulevard François Grosso, and at 38 Rue des Potiers.

If you were unable to throw away the trash before your departure, you can place it in our trash bin that is on the stairs.

We really appreciate it if we don’t have to throw away numerous trash bags by ourselves. 😉

Departures


The check-out is before 11:00.

Please put the used sheets and towels in the laundry basket next to the washing machine.

Please do not leave any trash inside the appartment. If you couldn't throw all of it in the evening as explained above, you can throw it in the black trash bin on the stairs.

Please do not leave dirty dishes.

Lock the apartment and leave the keys in the key box.

We trust you and hope to find the property in good condition. If this is not the case, additional taxes may be added.

Parking places on the street


Boulevard François Grosso is now in a paid parking zone (horodateurs installed with a start date of 1 July 2024) for the section between Rue de France and Carrefour Saint‑Philippe.

The general tariff for on-street paid parking in Nice is as follows:

- 35 minutes: €0.50
- 1 hour: €1.20
- 2 hours: €2.40


- Make sure to check the signage on the specific street you park in – some spaces might still be free or limited time only. On some side streets nearby the street parking is free
- The paid zones apply typically during daytime hours (often 09:00-20:00) and may have a maximum stay limit (e.g., 2h). Example: the 2h limit at Boulevard Tzarewitch.
- You still need to take a ticket even if the first hour is free.
- Parking is free on Sundays and public holidays in the paid zones.

For your car on Boulevard François Grosso, plan to pay according to the standard hourly grid of Nice (≈ €1.20 for 1 h, ≈ €2.40 for 2 h).

Our favorite restaurants in Nice

All of these restaurants are located within approximately 30 minutes’ walk of our accommodation at 37 Boulevard François Grosso.

 

  • La VĂ©la – Our closest recommendation, just 7 minutes on foot from the apartment. Located by the sea, it is a great choice for lunch or dinner with beautiful views of the Bay of Angels. Please note that the restaurant is usually closed during the winter season. Reservations can easily be made online.

 

  • Casa Leya – About 25 minutes on foot, located on the famous Cours Saleya in the Old Town. One of our favorite restaurants, featuring two terraces: one overlooking the lively Cours Saleya market square and another with beautiful views of the Promenade des Anglais and the sea. Reservations cannot be made online, but you can book by email or by phone.

 

  • Maison de Marie – About 20 minutes on foot, on Place MassĂ©na. A reliable choice for Mediterranean cuisine in an elegant setting. Reservations can be made through their website or by phone.

 

  • Club Nautique – About 30 minutes on foot, located at the Port of Nice. A local institution with wonderful sea views and excellent fish and seafood dishes. Reservations are only accepted by phone, and we recommend booking a few days in advance, especially during the high season.

 

💡 Looking for more options? Nice is full of excellent restaurants for every taste and budget. We also recommend checking Tripadvisor, where you will find plenty of highly rated restaurants recommended by both travelers and locals.

To explore the region, a car is often the most practical solution. If you don't have one, we recommend the train rather than the bus: it's faster and more comfortable. You can easily reach Menton, Monaco, Villefranche, Cannes, Antibes, Juan-les-Pins, or even San Remo by train.

Menton -> Roquebrune-Cap-Martin -> Monaco -> Eze

A perfect Riviera day trip 🌞

 

Start your morning in Menton, wandering through its pastel streets and seaside promenade, where the scent of citrus fills the air.

 

Continue to Roquebrune-Cap-Martin, a hidden gem perched above the sea, with medieval lanes and breathtaking coastal views.

 

Then, head to Monaco to admire the luxury yachts, the Prince’s Palace, and the glamorous charm of Monte-Carlo — and don’t miss the Oceanographic Museum, a true must-see, especially if you’re traveling with kids. Its aquariums and rooftop views are unforgettable!

 

End your day in the enchanting village of Èze, high above the Mediterranean — stroll through its stone paths lined with art galleries and enjoy a sunset from the exotic garden, where the view stretches endlessly over the Cîte d’Azur.

Théoule-sur-mer -> Cannes -> Cap d'Antibes -> Antibes

A golden day along the Riviera 🌞


Begin your journey in ThĂ©oule-sur-Mer, a peaceful seaside village framed by the red rocks of the EstĂ©rel mountains — perfect for a morning swim or coffee by the beach.

Continue to Cannes, where the Croisette sparkles with palm trees, boutiques, and sea views that capture the essence of the French Riviera.


Next, take a scenic drive around the Cap d’Antibes, or better yet, enjoy a coastal hike around the spectacular Cap d’Antibes peninsula — a breathtaking trail where the sea and pine forests meet.


End your day in Antibes, wandering through the old town and along the harbor. Don’t miss the Picasso Museum, where the artist once lived and worked — it’s a must-see for art lovers. Enjoy dinner by the ramparts as the sun sets over the Mediterranean.

Gourdon -> Saint-Paul-de-Vence

A day among the hilltop villages 🌾


Escape inland to discover two of the Riviera’s most picturesque villages. Begin in Gourdon, a breathtaking eagle’s-nest perched high above the Gorges du Loup, where stone houses, panoramic views, and artisan boutiques create a timeless Provençal charm. And for karting lovers, there’s a large outdoor circuit nearby — perfect for a burst of adrenaline before or after exploring the village!


Continue to Saint-Paul-de-Vence, a haven for artists and dreamers. During the summer season, it’s a great idea to start at Port Grimaud, the “Venice of Provence,” with its colorful canals, quaint bridges, and waterside houses — perfect for a leisurely stroll. Take a boat from there to Saint-Tropez — the views are stunning, and it helps you avoid traffic jams. Wander through the charming old port and narrow streets of Saint-Tropez, lined with boutiques, cafĂ©s, and pastel houses, soaking in the town’s glamour and history.

Continue to Saint-Aygulf, a serene coastal village perfect for a swim or a coffee by the beach.


End your day at the Parc Zoologique de Fréjus, a wonderful family-friendly spot where kids and adults can enjoy close encounters with lions, tigers, monkeys, and exotic birds.

A peaceful escape to Lac de Sainte-Croix 🌿


Discover the turquoise waters of Lac de Sainte-Croix, the largest lake of the Verdon region, set against the dramatic cliffs of the Verdon Gorge. Ideal for a relaxing day, you can swim, kayak, paddleboard or take an electric boat, or simply unwind on the lakeside beaches while taking in the stunning natural scenery.


Explore the charming nearby villages such as Moustiers-Sainte-Marie, famous for its pottery and hilltop charm. Along the way, enjoy the fresh air, the gentle lapping of the water, and the breathtaking views that make this a perfect day-trip destination.

Lac d'Allos

A serene escape to Lac d’Allos 🌿


Venture into the heart of the Mercantour National Park for a day at Lac d’Allos, the largest natural high-altitude lake in Europe. Surrounded by majestic mountains and alpine meadows, the turquoise waters offer a peaceful retreat and spectacular scenery.
Enjoy a leisurely walk around the lake, or for more adventurous spirits, explore the surrounding hiking trails that reveal hidden waterfalls, wildlife, and panoramic viewpoints. If you visit at the right time of year, you may even spot marmots playing in the meadows! Bring a picnic to savor amid the serene beauty of this pristine natural haven.

Îles de LĂ©rins

A tranquil escape to the Îles de LĂ©rins 🌿


Just a short boat ride from Cannes, the Îles de LĂ©rins offer a peaceful retreat from the bustle of the Riviera. Explore Île Sainte-Marguerite, famous for its lush pine forests, hidden coves, and the Fort Royal, where the mysterious “Man in the Iron Mask” was once imprisoned.


Continue to Île Saint-Honorat, home to a centuries-old monastery and vineyards producing local wine. Wander along the quiet paths, enjoy a picnic by the sea, and take in the serene landscapes that make these islands a perfect day-trip destination.

San Rémo -> Dolceaqua (Italie)

A charming day across the border


Cross into Italy for a delightful day exploring San Remo and Dolceacqua. Start in San Remo, wandering through its elegant promenade, lively markets, and historic old town — a perfect mix of Italian charm and Riviera glamour.


Then head inland to Dolceacqua, a picturesque medieval village with narrow cobbled streets, stone houses, and the iconic Doria Castle overlooking the town. Enjoy the local cuisine, stroll along the charming bridge over the river, and soak in the timeless atmosphere of this Ligurian gem.
